The development plan for Isla Carroll Polo is for the preservation of the historic Isla Carroll East polo field in perpetuity, while partnering with the United States Polo Association to maintain and program the field during the polo season in Wellington. To the west, large areas of open space will be maintained with drainage storage lakes and significant planted buffers. 40 residences are planned largely for the west side of the property on approximately half acre lots. The center of the property will have a Polo social club for residents and members to come together to share their love of polo and the polo community.

Polo infrastructure is critical to the health and growth of polo as a sport in the United States. Our commitment to preserve the Isla Carroll East polo field in perpetuity is the first in Wellington. Our partnership with the United States Polo Association guarantees polo on the field for 45 years... and more. We are proud to support this important organization and the polo industry in Wellington. Polo and other equestrian disciplines contribute significantly to the Wellington economy.
The Village of Wellington will require a deed restriction or other legal instrument that runs with the land to ensure that the Isla Carroll East polo field will be preserved in perpetuity. There will be no way for anyone in the future to build additional residences on the project property.
Isla Carroll Polo is partnering with the United States Polo Association (USPA) and with the National Polo Center to the south, to maintain the Isla Carroll East polo field to the highest standard. The USPA will program the field into its rotation of fields during the Wellington polo competition season, which runs from January through April. Isla Carroll Polo will pay for any incremental maintenance of the field for its own use of the field during the rest of the year.
The Isla Carroll Polo club will be a wonderful place for friends and family to gather to watch polo and enjoy other amenities including food and beverage and fun and games. Both residents and other members can enjoy the club. People in polo seem to love padel these days, so they can play together at Isla Carroll Polo when the matches are not being played.
The public will be welcome to watch matches programmed by the USPA at Isla Carroll. If directed by the USPA, people can park next door at the National Polo Center.
The property is zoned for one residence per two acres. After you take into account the roads, drainage, setbacks and other requirements, the lots turn out to be about 1.5 acres. Most people do not put horses on lots that small as the rule of thumb is at least 1 acre per horse.
